If you are going to sell a home consider what a model home looks like for a new home builder.
They often get a higher price because of the way the home is showcased ( staged). A buyer can easily visualize where their furniture will go and they can see themselves living in the home. The furniture and accessories are placed in such a way to accentuate each room and maximize the beauty of each room.     Preparing Your Home For Sale

A Potential Buyer will never get that far if the home isn't presented properly.
 
This concept is simple. Model homes provide different themed concepts to prospective buyers and allow them to " mentally move in". The buyer can then, more easily determine if the room sizes work for their lifestyle and existing furnishings.

              Visual Appeal Inside & Out
 
  • Trim Trees and shrubs, clean out flower beds and invest in a few flats of seasonal flowers. Paint the front door,make sure the doorbell is working , power wash the home if necessary , get an attractive welcome mat for potential buyers to wipe their feet.
  • Air out the home: Most people are turned off by even the smallest odor. Odors must be eliminated , especially those caused by dogs and cats. soiled diapers and/or cigarettes.
  • Clean: Wash all the Windows inside and out. Clean all carpets , All un-carpeted flooring should be waxed or polished. 
  • Closets , cabinets and drawers. Closets should look like they have enough room to hold additional items. Get everything off the floor and don't have the shelves piled to the ceiling.
  • Bright light bulbs in every socket . Open curtains & mini-blinds . Buyers like bright and cheery.
  • Make sure rooms are not overcrowded with furniture. Select pieces that look best , and store the rest.
  • Keep the kitchen sparkling clean. Make sure all appliances are clean at all times. Straighten cupboards that appear cluttered and keep floors shining.
  • Bathtubs , showers and sinks should be freshly caulked. The grout should be clean and in good condition.

  • If you have limited counter space in the kitchen and bathrooms , keep unnecessary items put away.
  • Keep children's toys out of the front yard .
  • Clean and certify your fireplace.
  • Make sure that the pull - down staircase is working correctly . Don't forget,a light in the attic.
  • Swimming pool ; show it off , clean and free of leaves , Have it inspected with the report available with your disclosures.
 
 
    Showing your home ...
 
  • When you leave the house , leave it as if you know its going to be shown.
  • Keep good scents in the house, such as potpourri, simmering pots or candles.
  • Make sure all the lights are on and window treatments are open .
  • Turn off the television.
  • Keep pets out of the way - preferably out of the house. Many people are uncomfortable around some animals and may even be allergic to them.
  • Leave your house or just wait outside. Take a short break while your home is being shown. Buyers are intimidated when sellers are present and tend to hurry through the house.
